Edgemont Highlands

Rural

Edgemont Highlands sits northeast of downtown in ponderosa and Gambel oak. Nearly 200 acres are open space. Roads are paved. Electric, cable, and natural gas are underground to the property line, and there are no tap fees.

Amenities

Miles of walking and hiking trails cross the open space. Residents can fish about a mile and a quarter of the Florida River. A community fishing pass has to be displayed. Walking the river trail does not require a pass.

The community lodge is for association members and their guests. Reservations go through the property manager, and the host signs a waiver before the event. The association also uses the lodge for its own gatherings. A herb garden and a little free library sit with the other common pieces.

The association and the district

The Edgemont Highlands Community Association handles the lodge, the common landscape, design review, and the reserve for the lodge. Dues are billed quarterly. The board sets a budget for landscaping, management, insurance, and reserves, and owners adopt it at the annual meeting unless they veto it under Colorado law.

Four groups of lots inside the Highlands keep their own rules, and those rules can be stricter than the community association's: Copperhead Camp, Elements, Canyon Pines, and The Grove. Elements is filed in two parts.

Water, sewer, and the roads belong to the Edgemont Ranch Metropolitan District, the same district that serves Edgemont Ranch and Edgemont Meadows. The district runs its own water plant and wastewater plant and plows the roads. The district office is at 5972 County Road 234, Durango, and the published phone is 970-259-3102.

Exterior changes go through architectural review before any work starts: patio covers, decks, landscaping, paint, and additions. Work done without written approval can be ordered removed and fined. The association office for management is at 1201 Main Avenue, Suite 103, Durango.
