Durango offers a wide range of living environments, from walkable historic blocks to newer master-planned communities and more rural mountain settings. Below is an overview of the main areas most people consider when visiting long-term or relocating.

In-Town & Walkable

Historic Downtown / The Grid / SoCo

Core of Durango around Main Avenue and adjacent streets

The most iconic and walkable part of town. Historic Victorian and craftsman homes, brick commercial buildings, and immediate access to restaurants, shops, the train depot, and the Animas River. The Grid is the classic downtown street pattern. SoCo (South of College) sits just south of College Drive. Premium pricing, limited inventory, and high demand. Ideal if you want to live where the energy is and minimize car use for daily needs.

Animas City / North Main

Just north of the historic core

A mix of historic homes, mid-century houses, and some newer infill. More accessible price points than pure downtown while still offering good access to the river trail, parks, and services. Popular with people who want a residential feel without being isolated from town. Family-friendly in many pockets.

Mesa & East Side

Skyridge & Hillcrest

East side, on the Fort Lewis College / mesa area

Elevated neighborhoods with strong views of downtown and the Animas Valley. Mix of single-family homes, some townhomes and condos, parks, playgrounds, and trail access (including toward Horse Gulch and Raider's Ridge). Popular with families. Convenient to schools, Fort Lewis College, and still a relatively short drive into the core of town.

North & Rural-Feeling

Edgemont Ranch / Highlands / Meadows

Northeast of town (about 6 to 7 miles)

Wooded, more spacious living with a strong outdoor orientation. Larger lots in many areas, trail access, and a quieter pace while still having central water and sewer and paved roads in the main sections. Popular with people who want more privacy and nature without fully remote rural living.

Dalton Ranch & Animas Valley

North of town along the Animas River corridor

More open, scenic living with golf (Dalton Ranch), river proximity, and larger properties in places. Quieter and more spread-out than in-town neighborhoods. Appeals to those seeking space, views, and a slower rhythm while remaining within a reasonable drive of Durango amenities.

Glacier Club / Tamarron area

Farther north toward Purgatory (about 15 miles)

Higher-end mountain communities with golf, club amenities, and strong access to skiing and high-country recreation. More of a resort-adjacent lifestyle. Suitable for second homes or primary residences for people whose work and social life can accommodate the longer drive to central Durango.

Real estate prices in Durango have risen significantly in recent years. Inventory can be tight, especially in the most desirable walkable and view-oriented areas. Working with a local agent familiar with the micro-neighborhoods is highly recommended if you are considering a move.
