Lake Purgatory
Resort
Lake Purgatory is a set of filings north of Durango on the way to the ski area, with houses around the lake. The owners association that publishes rules for the public is Lake Purgatory Property Owners, and it covers Unit I only. Other filings share Lake Purgatory Drive through a separate road association.
Unit I
Unit I was formed in 1978 to maintain the road. It has 73 lots, most of them about an acre, a mix of year-round houses, seasonal houses, and vacant lots. The streets inside the filing are Lake Purgatory Drive, Ponderosa Way, Columbine Way, and Big Pine Trail. On Lake Purgatory Drive, house numbers 1332 and higher are in this association. Lower numbers are on the road association and are not under these rules.
Buying a lot makes you a member. Published annual dues for the 2026–2027 year are $850, set each July. Winter plowing of the shared road is a separate assessment, split equally among owners. Driveway plowing is optional and billed on top of that share. There is a $50 transfer fee at closing.
A short-term rental listing has to include the association's winter driving requirements. The association's mail goes to P.O. Box 586, Durango, CO 81302.
