Rafter J is southwest of town off Wildcat Canyon, under the pines, with Lake Nighthorse nearby. Lots are mostly three to six acres, and some run past ten. There are roughly 165 homes. The homeowners association is at 1 Ridge Road.
Roads, water, and dues
The paved roads were built to county specifications, and then they stayed private. The association, not the county, maintains and plows about 7.5 miles of them. That includes Ridge Road, Spring Road, Hideaway Road, West Fork Road, King Mountain Road, and the side roads off them. Mail and parcels go to cluster boxes at the Ridge Road, Hideaway Road, and Spring Road entrances.
The original wells and water tower were turned over years ago. Domestic water now comes from the Lake Durango Water Authority, which also serves other neighborhoods out County Road 141.
Published dues for 2026 are $1,800 for the calendar year. That can be paid once, at $450 each quarter in January, April, July, and October, or at $150 a month. The association office is at 1 Ridge Road, Durango, CO 81303, phone 970-375-1400.
